iBy climate strategy we mean the implementation of a strategy and action plan dedicated to decarbonising and adapting your organisation to climate change. It involves reviewing products sold, markets, production processes, investments and procurement, governance rules, skills and knowledge, with a view to reducing your direct and indirect greenhouse gas emissions in the long term, and reducing the impact of climate change on your business by anticipating vulnerabilities.

Mobility
In Montréal, the transportation sector offers the best possibilities for reducing GHG emissions by 2030 (40% of the city’s GHG emissions). Montréal organizations must take in account job and business locations to ensure that they are accessible and well served by public transportation, and establish conditions favourable to active transportation (cyclists and pedestrians), car-sharing, carpooling and the electrification of transport.

Building
The building stock contributes about 28% of Montréal’s GHG emissions – the commercial and institutional stock alone represents 16% of Montréal’s total emissions. The objectives of the City of Montréal's Climate Plan cannot be achieved without a massive renovation of the existing building stock (improving energy efficiency and reducing the consumption of fossil fuels) and the construction of new low-carbon, less energy-intensive and resilient buildings.

Resilience of the Montréal community
Cities are on the front lines of the impacts of climate change: episodes of extreme heat, intense rains and major climatic events (floods, storms, severe thunderstorms) are already affecting the quality of life of citizens and the built environment. The fight against climate change goes hand in hand with strengthening the capacity of a community to adapt to it, and each actor can contribute to it, in particular through actions such as demineralizing the ground and greening private spaces.

Leadership and governance
Canadian securities regulators have made it clear that climate change is now a big business issue and that companies must disclose significant climate risks and how they intend to manage them. As such, administrators are required to learn about climate issues and solutions, adopt an action strategy to influence their organization’s entire value chain, and make a systematic change toward actions in favour of climate (investments, supply, etc.).

Mobility
Relocate or set up 100% of your premises or new projects on land already urbanized and located less than 400 metres from high user frequency public transportation or maintain services (private shuttles, taxi-buses, etc.).
Initiate a needs assessment process for sustainable mobility of its employees, according to the "Avoid - Transfer - Improve" approach[1], and put in place a set of measures such as[2]:
- Adhere to corporate public transportation programs (e.g., Opus & Cie) and/or a car-sharing service (e.g., Communauto) and/or bicycle-sharing service (e.g., BIXI).
- Set up a carpooling program and platform for home-work travel.
- Another set of structuring measures adapted to your organization.
Reduce the individual demand for parking by employees, by implementing measures such as:
- Introduce a parking cash-out scheme[1] to encourage employees to vacate their parking space if it is currently reserved for them.
- Set-up a concrete parking management and development overhaul process for one or more parking areas, in order to meet at least the first level of theEco-responsible Parking Certificate, and thus optimize your parking, the installation of electric charging stations, or the installation of bicycle racks.
Reduce business air travel to only essential travel – and favour economy class flights and double-offset your emissions using the highest international compensation standards, such as The Gold Standard.
Electrify your entire commercial fleet, when technological solutions exist, while optimizing the usage rate of each vehicle.
Building
Relocate or set up 100% of your premises or new projects on land already urbanized and located less than 400 metres from high user frequency public transportation or maintain services (private shuttles, taxi-buses, etc.).
Adopt a bioclimatic design for all your new projects and exceed the best standards in terms of low carbon construction (Net Zero Carbon) and energy savings to achieve the operational zero carbon target by 2030[1].
Begin eliminating fossil fuels throughout your entire building stock in Montréal and change for more low-carbon energy sources by using natural gas solely during peak demand periods.
Set up monitoring of the energy performance for all of your buildings in Montréal, for example via registration in the Energy Star database, or by participating, with a significant portion of your assets (at least 25%), in the Real Estate Energy Challenge (BOMA Québec).
Systematically favour energy-efficient renovation over deconstruction/reconstruction and aim for the best standards in terms of low-carbon renovation (Net Zero Carbon) and energy savings in order to reach the target of operational zero carbon by 2050[1].
Systematically integrate criteria and implement eco-responsible and sustainable solutions to promote the resilience of its Montreal buildings and their occupants to changing climatic conditions (reducing the vulnerability of assets to climatic hazards, designing adapted buildings, etc.)[1].
Guide all of your users toward better use of buildings by making them aware of good practices (temperature control and instructions, etc.), by setting energy consumption limits, by contractualizing the objectives in an environmental appendix to the lease, for example.
When renewing the lease of your premises, if they are still heated with fossil fuels and the owner has not made a commitment to replace its heating equipment, move to buildings using only renewable energies.
Guide all of your users toward better use of buildings by making them aware of good practices (temperature control and instructions, etc.), by setting energy consumption limits, by contractualizing the objectives in an environmental appendix to the lease, for example.
Resilience of the Montréal community
Create a significant new permeable and vegetated landscape (rain gardens, green walls and/or roofs, micro-forest, etc.) within 300 metres[1] of its place of business, ensuring a 95% survival rate of the plants after 2 years.
Fund greening and demineralization projects annually through Montréal’sAlliance Forêt urbaine, for at least the next three years.
Fund or help carry out greening and ground demineralization projects through Montréal’s Alliance Forêt urbaine.
Initiate a concrete ecological management and development overhaul process for at least one of your parking areas, in order to obtain theEco-responsible Parking Certificate.
Systematically integrate the criteria of theEco-Responsible Parking Certificate n specifications for any repair project and any new parking project.
Leadership and governance
Training and involvement
Train 100% of senior management and directors in climate issues and solutions related to their business context.
Give all employees the necessary conditions for them to act for the climate themselves, by implementing measures such as:
- Train X% of your employees on ways to reduce their individual carbon footprint.
- Each month, free up X hours for employees to get involved in community projects to fight and adapt to climate change and share with them a list of organizations to contact in their neighbourhood.
- Encourage citizen initiatives that work to fight and adapt to climate change by offering an annual contribution of $X, in money or in kind (loan of premises, vehicles, donation of outdoor space, etc.) to local citizen/community groups.
Responsible investment and sourcing
Integrate climate-related criteria into the various portfolios of your organization (in terms of pension plan investments/endowment funds/asset investments, etc.) and set up a GHG reduction target for your portfolios, according to the latest recommendations from the TCFD(Task Force on Climate-related Financial Disclosures).
Include criteria that take into account GHG emissions in its tendering and procurement clauses, and then consider them in the total cost of ownership (by conducting life cycle analyses, etc.).
Reduce by at least 20% the timeframes planned to achieve your organization’s climate targets already set in its climate plan.
